Errors & Changes

All prices, features, images and descriptions on newhomefinder.ca are unofficial and subject to error. Please contact a sales professional at the builder who will guide you through the current prices and features.

Remember that builders usually reserve the right to change prices and features without notice. These changes can be made in part due to rising or unanticipated costs, US-dollar exchange rates, changes in suppliers, development phase, demand, supply or to help increase quality. Prices are most often rising, but they can also come down.

Ask the builder for an official up-to-date list of features and prices during your initial consideration. Discuss features and prices that are relevant to your purchase with the builder. We remind you to ask about taxes (HST/GST/land/municipal), lot premiums, upgrades, condominium fees, payment terms and dates, responsibilities for utilities (including hot water tank), easements, closing dates, warranty and termination clauses.

Before you sign an Agreement of Purchase and Sale, double check the latest prices and feature list which may have changed. Ensure this information and any other important features and prices are attached and specified in the Agreement of Purchase and Sale. You may need to refer to this contractual agreement if there is a disagreement later. You may be legally bound to the terms of any contract if you sign. Read it carefully. Understand that newhomefinder or UNIV-ERSE is not familiar with or has any control over any contract you may sign. We recommend having a lawyer with experience in new real estate in your province or territory review your contracts before you sign.

Remember that most images and videos on newhomefinder are created by artists in a previous point in time and as such, have errors. Never use an image alone as your purchase decision. Review all images with the builder and discuss how likely it will match the final product. If any details in the image are relevant to your purchase decision, ensure that they are described in writing in the Agreement of Purchase and Sale.

We offer a mortgage calculator that tries to approximate payments and make you aware of interest costs. We may also post information about mortgages. The mortgage calculator and all information provided is subject to error. We do no regard ourselves as mortgage experts or financial planners. Ask your lender about payments, terms, expectations and cancellation fees. Make sure everything discussed is recorded in the terms of the deal before its signed.

If you are counting on a 'cooling off' period after you sign the contract, then please contact your Provincial or Territorial Consumer Affairs department to ensure the 'cooling off' period applies (before signing).

newhomefinder has selected in its own opinion, some of the finest builders in Canada. This is our own perspective. Events may have occurred that we were not aware of, or were aware of but underestimated their impact. These events may affect your purchase decision. Information on newhomefinder is by no means exhaustive.

Buying a new home or condominium is a serious process and you should evaluate many sources before arriving at a purchase decision. The Better Business Bureau, CMHC, builder associations like BILD, home warranty administrators (ie Tarion in Ontario), Consumer Affairs, real estate agents, municipality, on-site visits, word-of-mouth and online forums are just a few of many great resources for a new home buyer. We recommend researching into previous developments completed or in progress by the builder. Ask home buyers in that development about their experiences to date. Ask the home owners about any foundation issues, insulation issues, roof issues, water issues and rising condominium fees. You should report all issues to the builder and get their feedback. Ask the builder what steps have been made to ensure that similar mistakes will not be repeated.

It should be considered that any information on newhomefinder.ca is subject to error - but please let us know of these errors so we can fix them.
